Keep it simple to start because you can always add cleaning duties at a later date for an extra fee. Keep a record of their cleaning expectations so you can reference it if they question a duty you are performing.



After you've got your client and your list of cleaning tasks you'll need some basic cleaning supplies. When running your own small cleaning business keep you're cleaning supplies down to the basics. You'll probably need a vacuum cleaner, surface cleaners, cleaning towels, a mop, mop bucket, window squeegees and bathroom cleaning chemicals and utensils. Don't buy more than you need and check your cleaning duties list to see if you really need it. When you first start out buy a run of the mill vacuum cleaner that's not fancy and will get the job done. You don't need a commercial vacuum at this time because your watching your investment money and a two motor upright vacuum cleaner with all the bells and whistles is just overkill. If you're unsure of what to buy don't be afraid to ask. Most cleaning supplies companies and janitorial distributors are more than willing to steer you in the right direction and it's alright to let them know you're on a tight budget.



Once you've got your cleaning supplies and you've set up a schedule with your clients it's time to go to work. With your first cleaning account you'll want to do an extra good job. Word can spread fast if you do a good job and more accounts could come your way quickly. The same goes for if you do a bad job, word can spread quickly and you could be out of business before you know it. Be honest and always keep good communication channels open between you and your client. When it's time to bill your client don't get fancy, a bill written out on paper is as good as one that has been professionally typed. If you do a great job cleaning your work will speak for itself and who knows you might be able to even quit your day job and work half as much while being your own boss.

10 Tips for Using Less Gas and Saving More Money

The hurricane that has devastated so many lives has created a huge spike in gasoline prices around the country, even in areas that are not directly affected by the crisis.

With this in mind, here are some ways that you can reduce your gas consumption, and thereby spend less money at the pump. At the same time, you’ll also be helping the environment by putting fewer emissions into the air.

1. Avoid idling as much as possible. Modern engines do not need to be warmed up. In fact, they warm up better by driving them slowly, under a light load. Instead of using the drive-up window at the local fast food joint, consider going inside instead. If you do use the pick-up window, turn off the engine while you are in line. It takes less gas to restart a warmed-up engine than it does to idle for 30 seconds or more.

2. Accelerate and decelerate slowly. Don’t stomp on the gas peddle when the light turns green. Try to anticipate traffic flow and drive accordingly, keeping safety in mind at all times.

3. Lighten the load. If you have a bunch of stuff in your car that you don’t need with you, store it somewhere else. The more your car weighs, the more gas the engine must burn.

4. Combine trips. Try to run all your errands at one time. Planning ahead for what you need to buy and do can save a lot of trips and miles.

5. Check tire pressure. Improperly inflated tires create drag and reduce fuel efficiency by as much as 2%. Properly inflated are safer and they last longer.

6. Use the right gas. Check your owner’s manual for the right grade of gas for your car. It is a waste of money to use a higher grade then recommended.

7. Close the gas cap properly. Make sure the seal is tight. If you buy a replacement cap, make sure it is the right one for your make and model.

8. Change the air filter regularly. A clogged filter reduces mileage.

9. Change the spark plugs. Make sure to install new ones at the appropriate intervals to improve mileage.

10. Drive a fuel-efficient vehicle. If you have more than one vehicle, drive the one with the best mileage rating whenever possible.

However you might say, I’m going to increase my sales efforts by cold calling 10 people each day, which is something you can take action on yourself.

A Neglected Challenge of Business

“Innumerable Web sites and charts and graphs used in business are just mush to me,” said Jim Doane. Font colors and background colors make the reading impossible for Doane.

He is one of the two in one hundred males (and rare females) who is severely affected by color vision deficiency (CVD) or colorblindness. He, like most people so affected, does see blue and yellow, so he is not “blind” to color.

Web developer Ed Nolan keeps people like Doane in mind. He has an unusual occupation, especially for someone with CVD. Nolan is one of the 1:12 males affected (1:200 females are affected) by CVD. Although not as severely affected as Doane, Nolan can tell red from green; however, he remembers coloring a picture of a boy green when he was in elementary school. “It looked tan to me,” he said. As a Web developer, Nolan works with colors every day, which he does numerically. “What might look the same or very similar to me may be worlds apart numerically,” he said.

An engineer, Doane said his secretary marks colorful charts and grafts with the name of the color. “Then I know what people are talking about before I went to a meeting,” he said.

Doane said he had a map in front of him, “I’m working on a project to integrate the water projects of two towns and the whole darn thing is color coded. I had to have somebody go thru it and mark all the lines with their color names. What I found, though, is that even people with good color vision have trouble sometimes because the people making the lines don’t do a very good job with contrast.”

Doane is a volunteer on the board of the joint water commission in his county. He said, “They’ve been very good about accommodating me -- not only are the lines in color, they also have symbolic representation like an X or an O. So when they make a presentation to me, I can figure out what they mean. I know it’s been a struggle for them, because what I see is absolutely incomprehensible to them, but they’ve been very good to me. They do know what I can see now.”

When he first started working, Doane says people dressed conservatively. “My wife embroidered everything with dots,” he said. “So items with one dot went together and items with two dots went together. And everything with three dots went together. In the years we’ve been married, she went from that to buying me clothes she thought were outlandish and I thought were pretty dull. Now I buy clothes myself from one particular salesperson.”

This is a very simple Real Estate Investment Plan that anyone can do. In fact, because it’s so simple most people won’t do it. There are only three simple steps.

>> STEP 1. Go out and borrow one million dollars.

Learn how to get the money

The first step to get started is that you should learn the rules of the lenders and their programs that they have available for rental properties. To do this you should spend a few hours or more on the phone calling different lenders and asking them these questions:

What type of loan programs do they have available for rental properties? What are the down payment requirements? What is the least amount of down payment required? What does the person have to do to qualify? Do they have any creative financing options to help you buy? Do they have a maximum amount of loans that they will do with one investor? If their program doesn’t fit what your trying to do, do they know of any other lenders who have loan money on rental properties. What are their fees, interest rates, loan terms, closing costs and any other costs of the loan? Once you talk to several lenders you will develop other questions that you should ask and will get a good feel of what you need to do to get qualified to borrow the money. Don’t get frustrated! Many lenders will tell you that you can’t do it or you won’t qualify. Just keep calling more lenders and remember that lender are in the business to lend you money. If they don’t lend money they are out of business.

The other source and I believe the best source is Seller’s financing (In the form of a Contact for Deed, Installment Contract, Seller’s Mortgage). Why is this the best? Because you don’t have all the costs of a traditional lender. There are generally no loan origination fees, appraisal fees, etc. and the best part of seller financing is that everything is negotiable between you and the seller.

How do you get seller financing?… You ask the seller if they are open to it?… You ask the seller if they would like to earn more on their money than if they put it in the bank?

Learn to find the properties

Now that we have an idea about financing we have to start looking for the right properties and analyze the numbers. You want to start by trying to find smaller starter home that a young family or couple would like to live in. Here are some ideas where to look and how to find properties.

Newspaper ads Real Estate MLS system Driving through neighborhoods Advertise yourself Tell people that you are looking to buy houses.. get the word out Get business cards that tell people that you are interest in buying real estate Ask real estate agents to look for you (if you are an agent, ask other real estate agent to let you know if they know of any properties) This is a short list, but you only need to find a couple of properties a year to make this plan work and this short list will do the job. If you want to find more than a few properties a year you should expand your marketing efforts.

Ok, You have now found a property. You have ran the numbers. (Use an Investment Property Worksheet or Real Estate Analyzer Software) and it all make sense. Now is the time to make an offer to buy.

Once the offer is accepted you now want to start the third step… Find a renter who will rent out the property.

Learn to get good renters

Get permission from the seller to allow you to show the property to prospective renters before the day of closing. You should start by advertising in you local paper and contact real estate offices to let them know you have a property available for rent.

Select the best renter based on the criteria that you set up and learn to manage the property.

Repeat the process to buy more and more houses until you reach your goal.

Most of us do not work on our self-image. We battle against it, disbelieving and ignoring its existence. However it is closely connected to the success or failure of any undertaking. Self-diagnosis

Make a list of all the negative thoughts you have about yourself.
